1. Clean up clutter – put away boxes in the basement, garage or attic. Pick up lose clothes, have beds made, dishes out of the sink make the house look guest ready this will help buyers envision themselves living in this home.
2. Light – open up shades and blinds, houses show better with great light. More light helps buyers to see the home, dark and gloomy doesn’t typically translate into a home buyers want to purchase.
3. Updates – updating your home is NOT necessary, many people tell me they have to update before they sell. Be careful with this, you don’t want to put a ton of money into a project just to sell. You won’t necessarily get all your money back in the sale. If your home needs a quick facelift, I recommend fresh neutral paint, or if your rugs/flooring is outdated the snap together vinyl wood looking floors are a nice touch as well.
4. Curb Appeal – make sure the outside landscaping is as tidy as possible. You don’t want the buyer turned off right away just from first looking at the home.
5. List with a Realtor – Did you know that homes sold with a realtor net 13% more than homes sold by owner. Plus you don’t have to deal with the headache of unqualified buyers and “Looky Lou’sâ€.
